This relatively new program is becoming more and more popular for seniors that need to downsize, upsize, move closer to their children, grandchildren, or family, move to a senior community, or for those who simply find their current home no longer meets their needs.

The Reverse Mortgage to Purchase a home allows the senior borrower to buy a home with a Reverse Mortgage instead of getting a Forward Mortgage. The big difference between the two, is with a Reverse Mortgage there are no credit, and no income requirements, and best of all, the borrower(s) does not have to make a monthly mortgage payment for as long as they live in their home. Whereas with a Forward Mortgage, there are credit and income requirements, and the borrower(s) would have a monthly mortgage payment.

Avoid a Disaster with E&O Insurance

Errors and Omission Insurance is a key component for most brokerages. It is equivalent to disaster insurance – and believe me, getting sued can be a disaster.

So, what do you do when your E&O carrier decides to deny your claim for some bogus reason?

Insurance contracts hold a special place in the minds and hearts of the California Courts and Legislature. They are deemed to fill a public need, and are held to a stricter standard of compliance. The thing is, most insureds don’t know that. And many insurance companies (not all mind you) aren’t afraid to take the risks involved in unfairly denying a covered claim.

With all the fancy pants language used by an insurance carrier in its application and in its policy, you’d think the deck was loaded in their favor in the creation of slick ways to get out of covering a claim. Not so buckaroo. The folks writing the laws are on to the carriers. As a result the language in an insurance policy and application is strictly construed against the insurance company, and broadly construed in favor of the insured. Any ambiguity is ruled in favor of the insured. So, when you’re confronted with determining what is is, it’s the broker that gets the benefit.

That’s one part of the equation. What about all those niggly little details that come up when the carrier does insure. You know, like when there is a settlement offer. Sometimes the broker doesn’t want to settle – because it sets a bad precedent or it just feels wrong to do so. Sometimes the broker wants to settle – because not doing so might expose the broker to uninsured liability.

The baseball career of Steve Sax spanned 18 years and featured many impressive moments. This five-time All-Star was named “National League Rookie of the Year” in 1982 and continued to improve his game with each passing season. Steve played second base with intensity and toughness for the Los Angeles Dodgers until 1988. During his years with the team, Steve’s defensive play was a key element in the team’s winning two World Series. He then played for the New York Yankees from 1989 to 1991 and then went on to play for the Chicago White Sox and Oakland A’s.

After his retirement from baseball in 1994, Steve went on to express his love of the game contributing commentary on ESPN and as Major League baseball analyst for Fox Sports’ Prime Time.

Steve has some impressive theatrical credits as well. He has appeared as a guest star on several television shows including, Sabrina the Teenage Witch, Naked Truth, Good Morning America, Howard Stern, Hannity and Combs, and Who’s the Boss?. He appeared as a characterization of himself on The Simpsons and was a guest on Late Night with David Letterman. He booked a recurring role on Aaron Spelling’s Sunset Beach and completed a supporting role with Keifer Sutherland in the feature film, Ground Control.
